    What a Whole-Home Remodel Includes

    Whole House Remodeling,
    Planned as One Project

A whole house renovation isn't five small remodels back to back. Walls, plumbing, electrical, and finishes all affect each other, so we design the house as one project and build it in the order that saves you time and money.

Why Design-Build for a Whole Home

    The Bigger the Project,
    the More Handoffs Cost You.

On a whole-house remodel, a separate architect, designer, and contractor means three schedules, three sets of assumptions, and a lot of room for things to fall through. We keep all of it on one team.

    01

One Design for the Whole House

Floors, tile, cabinetry, and lighting are chosen together, so every room feels like part of the same home.

    02

    Priced as It's Designed

Our builders price the design while it's being drawn. No beautiful plan that comes back 40% over budget.

    03

    Sequenced to Save Time

Rough plumbing and electrical for every room happen together, inspections are grouped, and trades aren't called back three times.

    04

    One Project Manager

One person accountable for schedule, trades, inspections, and weekly updates, from demolition to final walkthrough.

    05

    Licensed, Bonded & Insured

CSLB License #1091450. Every project is fully permitted and inspected, and BuildZoom ranks us in the top 3% of California contractors.

Not sure where your house lands?

We walk the whole home with you and give you a detailed itemized estimate by room and by trade. No vague numbers, no obligation.
    Our Process

    Your Whole Home Remodel
    in 3 Clear Steps

    01

    Walkthrough & Proposal

We walk every room with you, note what stays and what changes, and check for the things that affect cost: load-bearing walls, panel capacity, plumbing age. You get an itemized written proposal, not a ballpark.

    02

    Design, Selections & Permits

Our designers draw the plans and walk you through every selection for the whole house at once. We prepare the permit set and manage the city review, including any structural, coastal, or historic reviews.

    03

    Construction & Walkthrough

Your project manager runs the build in a planned sequence, groups inspections, and sends weekly updates. We finish with a room-by-room walkthrough and don't call the job done until you do.

    Timeline

How Long Does a Whole Home
    Remodel Take in San Diego?

Most whole home remodels take between 4 months and a little over a year from signed contract to move-in. Here is how that time usually breaks down, and what makes it longer or shorter.

    Design & Selections: 6–12 weeks

Floor plans, structural review, and every finish chosen for the whole house. The more decisions made here, the fewer delays during construction.

Permitting: several weeks to several months

Depends on scope and the city's workload. Cosmetic and interior-only work moves fastest; structural changes, additions, coastal properties, and older homes need more review.

    Construction: 3–12 months

A whole-house refresh can be done in a few months. A full interior remodel with wall changes usually takes 5–8 months, and luxury or addition projects run longer.

    What Moves the Timeline

Material lead times (custom cabinets and slabs are the usual long poles), design changes after construction starts, and conditions found behind the walls. We plan for all three in the schedule.

    Permits & Local Rules

    What San Diego Requires
    for a Whole-House Remodel

A whole home remodel almost always needs permits. We prepare the permit set and manage the review with the City of San Diego's Development Services Department, or with the building department in cities like Carlsbad, Poway, and Chula Vista.

    Structural & Layout Changes

Removing or moving walls, adding beams, and changing the footprint all require full plans and engineering. We handle the structural calculations and plan check.

    Older & Historic Homes

In the City of San Diego, homes 45 years or older can trigger a historical resources review before major work. It's common in neighborhoods like Mission Hills, Kensington, and North Park, and we plan for it in the schedule.

    Coastal Properties

Homes in the Coastal Overlay Zone, including many in La Jolla, Point Loma, and Pacific Beach, may need a Coastal Development Permit for exterior or addition work. Interior-only remodels usually don't.

    Electrical & Energy Code

Whole-house remodels often need a panel upgrade and must meet current Title 24 energy and lighting rules. We design to the 2026 code from day one so there are no surprises at inspection.

Dotan and his team are the best! After getting estimates from a few different contractors, optimal remodel came back the most cost and time efficient! We ended up remodeling our entire house and all was done in a matter of weeks.

Gali is the best project manager with an incredible level of expertise and knowledge. This company rescued me from a terrible experience — they came in to finish home projects when another company ghosted me. I interviewed 8 companies total. I went with Optimal and I'm SO GLAD I did.

    Questions & Answers

    Common Questions About
Whole Home Remodeling in San Diego

Most whole home remodels in San Diego run $200–$400+ per square foot. A whole-house refresh that keeps the layout can land around $125–$200 per square foot, while luxury remodels with structural changes or additions run $400–$500+. The biggest cost drivers are wall changes, how many kitchens and bathrooms are included, and finish level. We give you an itemized proposal after a free in-home walkthrough.
Usually 4 months to a little over a year from signed contract to move-in. Design and selections take 6–12 weeks, permitting takes several weeks to several months depending on scope, and construction runs 3–12 months. A full interior remodel with some wall changes typically takes 5–8 months of construction.
For most whole-house remodels, yes, at least for part of the project. When the kitchen and all the bathrooms are out of service at once, living in the house isn't practical. For phased projects, some families stay. We talk through the options and the timing during the consultation.
Yes. Many clients do the kitchen and main living areas first and the bathrooms or bedrooms later. We still design the whole house up front so the phases match and nothing has to be torn out twice. Doing it all at once is usually faster and costs less overall, because trades and inspections are shared.
Almost all whole-house remodels need building permits, plus electrical, plumbing, and mechanical permits. Structural changes need engineered plans. Older homes may need a historical resources review, and coastal homes may need a Coastal Development Permit for exterior work. We prepare the permit set and manage the whole review.
In San Diego, remodeling often makes sense when you like your location and lot and the house mainly needs a new layout and updated systems. Selling and buying means commissions, moving costs, and a higher interest rate on a new mortgage. We can price your remodel so you can compare real numbers before deciding.
People use the terms interchangeably. Generally, a renovation updates what's there (surfaces, fixtures, finishes), while a remodel changes the layout or structure. Most whole-home projects we build include both.
Check for an active CSLB license (ours is #1091450), whole-home projects you can actually see, an itemized written proposal rather than a lump sum, and one named project manager for the job. Ask how design and construction are coordinated. With a design-build firm, one team is responsible for both.
Yes. We regularly include room additions and ADUs in whole-home projects, in the same permit set and schedule. Our waterfront whole-home project in San Diego included a permitted 120 sq ft addition. See our room addition page for more.
Kitchens and bathrooms, structural changes like wall removals and beams, and system upgrades like re-piping and new electrical panels. Finish level matters too: custom cabinetry and natural stone slabs can move the total significantly. We show costs by room and trade so you can decide where to spend.
